Council tax should be based on the effect the buildings and land has on the enviroment and since large houses have a large footprint on the land surface they would have a higher council tax. This would be soley based on the distruption of micoflora,biodiversity,water drainage , carbonsequestration etc  of the land compared to the natural state .

It also may be affected by the means of how the heating and cooling of the builing is achieved and how well passive heating cooling has on the building.

Cars are taxed on their effect on the co2 emissions , Why not houses and buildings also ?

Why is this idea important?

 reduce Co2 emisions and waste

 help public choose which buildings are really cheaper to run.

Help architects design and build building with a sustainable future.
